Naxos, the largest island of the Cyclades, is renowned for its beauty, history and the crystal blue waters of Plaka. Situated in the municipal community of Vivlos (Tripodes), a small traditional Cycladic village with a folk museum, traditional windmills and a beautiful Church. Vivlos is only 1,000 meters away (0.6 miles), a mere 5 minute drive. The village has a pharmacy, a rural medical private practice, a bakery, and a supermarket. Not far from the property is a small chapel dedicated to Aghia Paraskevi. Aghia Paraskevi is celebrated on July 26th with a special liturgy. The residence is situated on a flat 4,500 sq. meter (48,450 sq. ft.) featuring unobstructed views of the sea. High stone walls surround the estate, which blends perfectly with the Cycladic landscape. The grounds of the property are planted with the blessed olive tree and various fruit trees (lemon trees, orange trees etc.) Also, within the estate there is a small vineyard with red and white grape varieties. Within the property there is a roofed garage, paths leading to the villa and walkways to the rest of the estate; all laid with karystos stones. The estate also has a private water-well that provides water to the property. The residence develops in three levels. The hand hewn chestnut logs on the ceiling are a unique custom woodwork by Athos’ monks [who live by the labour of their hands]. There is also a uniquely designed fireplace ready for use. The living room openings and verandas have unobstructed views of the Aegean Sea and the island of Paros. The guest bathroom is also on this level. Four descending steps separate the living room from the kitchen area. A white marble bench is the outstanding centerpiece here and gives the room a more traditional decorative touch. All kitchen countertops are made of marble. All kitchen furniture is Italian and imported from Kitchen Plus. The kitchen has a back door for facilitation and a covered terrace in the front with sea views for outdoor entertaining and relaxing. On the same level, there is a 20 sq. meter (215 sq. feet) bedroom with Italian wardrobes by Kitchen Plus and an ensuite bathroom with grey mosaic tiles and a handcrafted marble basin, a custom work by a renowned sculptor from Tinos island. FIRST FLOOR LEVEL A staircase leads to the top floor. A spacious hall with a build-in niche for the traditional icon corner (iconostasis) is the entryway to the 50 sq. meter (540 sq. feet) master bedroom. The master bedroom has a dressing room with Italian wardrobes. In the dressing room there is an ensuite bathroom with grey mosaic tiles and two differently designed handcrafted marble basins, a custom work by a renowned sculptor from Tinos island. Another unique feature of the bathroom is the domed roof with its small round skylights. During the day they bring natural soft light into the room and at night they allow the moonlight to pass through. The master bedroom has also a unique living room. From the master bedroom and its sunny and airy verandas you can enjoy both mountain and sea views. ANCILLARY SPACES From the living room a staircase leads to the lower floor. All the electrical facilities, freezers, utility and food storage rooms are here. On this level there is also the boiler room with all its mechanical equipment and associated electrical equipment and water heater. Two housekeepers quarters, each with two built-in single beds, plenty of storage space and a bathroom. GUEST HOUSES The residence has two independent guest houses on the ground floor with direct access to the garden. Both guest houses are attached to the main residence, but as separate structures provide privacy and independence. Each of the 25 sq. meter (270 sq. feet) guest house has a build-in double bed, refrigerator, TV set and an ensuite bathroom with red mosaic tiles. On the south side of the residence, there is a 100 sq. meter (1076 sq. feet) independent guest house with its own entrance and patio paved with karystos stones. The guest house has a kitchen, a sitting-room, a dining-room, and a bedroom with a built-in king-size bed, many wardrobes and a bathroom. This guest house communicates with the rest of the residence through the living room staircase. TECHNICAL FEATURES The water autonomy provided by the estate’s water-well and the 45 cubic litre tank makes it a privileged place in the Cyclades. A sewage disposal system with three biological septic tanks is installed in the estate. Thanks to its central heating, the residence can be visited throughout the year. The boiler provides hot water during the winter months, while in the summer a solar water heater provides hot water to the house. All traditional window wooden frames are made by EXPA, a company which specializes in wooden frames and has years of experience in catering for the particular needs of buildings in the Cyclades.
